I have a rental property in Fla. I truly don't like the house. 3/2/2 I have had tenants in and out like a revolving door. Recently mold was found, received check from insurance company for repair.

Repairs haven't been done yet, wasn't sure which company to go with. Tenants just left. Glad they did. I did have a great realtor who was managing my property but was a bit slow. I did consider selling but in this market...

So I met someone from church who says he is a "business consultant" he contracts people in to do repairs and sets up rent to own options with 3 yr options.

This guy is NOT a realtor, but i heard he is good at what he does. Plus he came from my church so I thought i was in good hands.

Well, I wasnt given anything in writing. He first said he needed $700 from me for his team to paint my home, he claims they are licensed and bonded...never got a name. I did give it b/c I want someone in my house..tired of paying mortgage.

Next week he says he needs $2,000 for epoxy injection, mind you painters never came. So now he does have $2,000 of my money and nothing has been done, nothing is in writing. I became very anxious that he states he has gone in more detail than usual than his usual clients.

NOt only that my friend's work history isnt strong, she now has a very lucrative job and wants to do rent to own but i dont feel comfortable dealing with this man.

HOw can I get my money back with nothing in writing and how do i go about doing a lease to own option? My former realtor stated i should short sale, but i dont want to keep paying mortgage on a house that is sitting there. I truly dislike this house.

I have a feeling this "consultants" business is very shady..he tells me one thing and tells my friend something else about lease to own option.

Suggestions?? What is my recourse in this situation? I already have another group of contractors with a contract drawn up in writing of services they can perform..I need my $2,000 back before hiring the legitimate contractors.

And some may say its not wise to lease to own to close friends??? advice?

Florida equals the land of fraud.

Having been down here for almost 4 years. It took me a little bit to figure this out.

But so little regulation. You have so many scammers going around. You can easily look up who is bonded and who isn't on public Florida web sites.

It sucks cause 90-95% of people are legit. It's the 5-10% who are creating havoc.
