I wouldn't discuss the second optional buyer with the current buyer until I had a backup contract in hand. She can contact the other party that was interested and see if they are still in the market and are interested....

She talked with attorney today, said she definately had a good case if buyer does not close. He advised her to call attorney who is doing closing for buyer's mortgage company, so she did. That attorney said he will contact the mortgage company and then they contacted buyer to see what was up. Buyer said nothing had changed and she will still be at closing. Please keep your fingers crossed everything goes smoothly.
I will update as I know more....

Wanted to update ya'll, closing was today, buyer showed and paid the original agreed upon price, so everything went smoothly!
