An agent familiar with renovations, flipping, and construction can be a great source of info.

There are some books written on the 1970's and 1980's during the boom time where a number of these TV guys started their businesses.

There's some good info in some of those books even though you have to sort through things that don't work or are illegal in your area. You can purchase most of those book on Ebay for a few dollars each. It's a good way to become familiar with different financing techiques.

Also, try to get educated on appraising. Ultimately, you somehow have to know the value of a house before you can determine whether or not your transaction will result in a profitable venture.

are those books still around , i thought most of those guys who wrote books like NO MONEY DOWN or the carlton sheets stuff went bankrupt eventually following their own advice

Most of the books are fluff. Look into books or classes for financial modeling in excel. That can help you make tough decisions when you realize the numbers are out of whack and won't cover your debt service or crushed your IRR because you paid cash.
