What room is this porch attached to? Is the existing patio off the kitchen, and where is this room in relation to the patio? In my opinion, a sun-room is kind of useless. A deck is nice (I have one off my kitchen, it faces my back yard and I love it, especially with flowers, colorful patio furniture and an umbrella), but redundant if you already have a patio for this. The porch idea also sounds redundant to the patio. People around here like porches on the front of the house, not the back. As far as a heated/cooled room goes, make sure it's big enough to actually USE it for something, if you go that route. There's a house for sale around here that has a small addition that's really unexplainable, even in the listing.
Most of those additons don't add close to the value to a home sale as they cost.
I'd either repair or remove what you have.
if a full repair isn't in the cards, then maybe take down the walls, and make it a covered deck.
a screened in porch/sun room can be nice or cheap and crappy. I'd rather have a covered deck than a cheap/crappy/ugly sunroom.
On the other hand, for free, what would I like in my house if I had a nice large patio? probably a screened in porch/sunroom would be nice if made from nice materials and fits in with the rest of the house
I'd choose a 'Screened In Porch', as an outdoor space, it is the best option/value, no permits are required and in my estimation is the most functional.
A Deck would be my second choice; and a Sunroom my last.
The added value of a sunroom does not justify the expense for investment/resale, then there are the cooling/heating/maintenance expenses of that area.
