Default Real Estate Website Advise...

What website/s do you recommend for viewing real estate and land?

In most areas, a good real estate agent site will have what is known as "IDX" or "Internet Data Exchange," which is sharing of all listings by all agents in the local MLS.
Find a real estate agent's site in the area in which you are interested and they should have a page where you can search for available homes and land.
Look for one who does not force you to register to search. Don't give up private information or contact information just to use a search function.

Almost any of the several websites will have the same basic data to show you.
HOW that data is presented and their ease of filtering searches is what separates them.
On that basis there is only one choice (IMHO): Trulia

If you are looking in a market served by Redfin, I find their website to be far ahead of any website in the game. Their mapping functions blow everyone else away.

I agree. Not because I sell real estate but because I know how many times buyer clients have asked about a home they saw on one of the popular websites that sold months ago.

Best to hook up with a Realtor in your area they can give you direct access to the MLS in your area, the same source they use when searching information in their day to day business.

Trulia is a good site, but as an opt in site it does not have all the homes for sale in any area you search!

As a blogger on Trulia under the same id I use here 'Broker Dave', I spend more time educating buyers about how Trulia displays it's data.

When searching the site there is a shadow box above the picture to the right of the address that states the property market status, if it states 'public records' its not for sale its the source for the data.

I question that a consumer can legitimately get "direct access to the MLS" in most areas.
IDX? Yes.
VOW? Yes.
Autoemails? Yes.

Our realtor gave us direct access to the the MLS, we could even see the notes that were not supposed to be public.
