I'm so glad I found this forum because I have a question regarding my buyer's agent. I started my home search back in May/June and haven't been successful, partly because I'm not willing to pay more than 25% gross for the PITI and it's hard to find something within my price range due to the fact that I live in a HCOLA (PNW). I did make an offer (5% over asking price) on a house a few weeks ago and came in second.

Anyway, back to my question. I'm about ready to give up and just keep on renting, but if I do, I'd feel really bad because of all the time and effort my agent has put in helping me. I know that agent's have no guarantee that they'll make a sale, but still. So, if I do give up my search, what would be an appropriate gift to say thank you? And the amount of the gift? Would it be in correlation to the amount of time or # of homes she showed me?

Don't think of it as compensation or offer from guilt.

A gift comes willingly from the heart, with appreciation. And, knowing that we work "for free" when there is no deal, the thought really DOES count.
I have received candy, gift card from restaurants for a meal, gas cards.

If you are pleased with her efforts, you might also confirm that you will work with her in the future if/when your ability to buy improves. She will like that.

Gift certificates for a local car wash are always welcome! Agreed a gift isn't required but a very nice thought.
