I would also give it a fresh coat of paint. Small changes like that can net you good money. The same for the bathroom. A new sink/vanity and a coat of paint can really freshen up a dated bathroom without costing a busload of money.

Condo buildings can be very very weird -- units with the wrong views will NEVER fetch the kinds of prices that places with "premium sight lines" do. If you spend money doing a "half way" upgrade and the real high end buyer rips it out you just feel sorta stupid BUT if your "upgrades" scare off the flippers that really only want sad outdated PREMIUM location units then you are stuck in a never- neverland between the low balling flippers and the high dollar ready-to-move-in penthouse buying demographic...

While i gnerally agree that for most situations the inexpensive / cost effective updates will help sell faster / at a better price I also have seen with my own clients that foolishly tried to "put lipstick on a pig" that some "cover-ups" end up hurting the ultimate net profits for properties that would have otherwise attracted a value minded investor or flipper.

Condo specialist listing agents should be consulted. Ideally the same agent / team of agents that helped another unit in the same building sell for quite a premium ought to be more the eager to explain ALLL THE DETAILS that factored into one unit selling for over half a million dollars while others sell in the three hundred grand range...

The $550,000 condo is 6th floor, two above my Dad's 4th floor condo, nearly identical sightlines -- but usually the higher you go the more expensive. The entire building is 7 stories.

I really appreciate the input from all of you !

It's rare for homeowners to recoup their investment when they do major upgrades, let alone come out ahead. Stick to cleaning, de-cluttering and making cosmetic repairs--painting is the best. Even if you make major upgrades, some people will not like your choices and would have preferred to do the upgrades themselves. Keep your life simple by not getting bogged down in major upgrades. Replacing the microwave and dishwasher sounds fine.
