Cheap? 1.4 million? Unless I worked in Worcester, I wouldn't want to live in Worcester, ever. In fact, I don't even like driving through Worcester. The house is from 1925 expect some issues.

The taxes per month will be about the same as your mortgage payment. Ouch. Monthly Taxes $3,037 Upkeep on an old house like this in New England would be very expensive. Subdividing the back acres may prove to be very difficult because the abutter is a college with unlimited resources to keep the forest undisturbed.

A house costing almost $1.4 MILLION is not "on the low side" in any way, shape, or form no matter what locale it's in. The low side for its particular neighborhood maybe, but in that case I would say that its owner is distressed, got in over his head, and has to get out quickly before the house gets foreclosed.

Even though values on Realtor etc should be taken with a grain of salt, I just googled it and the valuation on Realtor is given as 2.1 mil. So even though 1.4 mil is significantly less, it's probably either set that way for a quicker sale (high priced ie: over 1 million dollar properties in a lot of areas don't move quickly) or as others have suggested, it's got an abundance of maintenance issues which will take major $$$ and time to rectify.

Additionally, the location is more than likely a factor. I'm not too familiar with Worcester I've only been through there once, but zip codes are a huge deal when it comes to pricing real estate as I'm sure you well know. If that house was in the Hollywood Hills with that much land it would be going for a lot more than listed.

They're asking roughly $200K more than what it last sold for in 1999. A lot of values throughout the country have declined to what they were in the late 1990's. Based upon that alone, I'd say that it doesn't seem too low. But obviously there could be many other factors too...
