OMG, you sound just like me!! lmao, "have it back together by 5:00." One time I could not stand a wall that was blocking the staircase, well my son (8 at the time.) Took the wall down and dh comes home and says how much brighter it looks, then after it took a few to sink in.....he flipped......then loved it!!

Well, I know how much you gals need to sell it. Did you close on the new homes yet?
I thought that compared to your competition, you had a great townhouse. The only thing that would kill you was the pink wall (which I loved). I like that you mentioned paint allowance, that was smart.
Are you still with the same agent? If so I'm glad. I thought he was doing a good job. Problem is, you can't sell if there are no buyers, I really felt it wasn't something you or he could control.
Look at it this way; which is what I tell myself because we've just built, but ours won't be ready till spring (sooner if winter is mild)... maybe you gals weren't meant to rent. Had you sold earlier you would be in a rental for who knows how long. Things happen for a reason.

Yeah, I think most say this, but once you start picking colors, be sure to involve him still. Even though mine helped pick paint colors after I matched to our stuff, when we repainted the master taupe, he actually told me how boring our house is, how he's sick of the colors which are not beige but neutral. I'd picked Behre colors, we then went to Benjamine Moore where the color expert picked totally different colors until we brought the carpet sample, then he picked one similar to what I did plus a little darker for the accent, so I guess I know a little about what I'm doing.

We close TOMORROW.  Scary. Yet exciting.
The interested party from last week is supposed to be going out this week to look at other homes to compare. I guess he hasn't been in contact with the agent yet, so they're assuming that it will be this week. I just hope he hasn't blown the whole thing off. Then again, I'm not counting on this...just hoping.
We had another showing on Saturday. We were at the house packing some stuff up, etc...and we had to leave for the showing. So...we sat outside and staked out the house. They were inside for about 10 minutes. Not sure if that's a good thing, or a bad thing.  Haven't heard back on any feeback yet. It was an older single woman. (maybe she likes pink?! LOL)
Yes...we still have the same agent. We talked about it over and over and over... While I don't think I'd use this guy again...I really can't fault him for these market conditions - and overall...he's done some great marketing.

I can tell you that as a buyer, I wasn't in a rush. My house wasn't sold so I didn't have to be.

Can be either way. You figure if they disliked it, they would have left quicker unless they knew you were outside, so they stayed longer then they had to. We actually had one that was 10 to 15 minutes; I swore it was bad, but they actually liked it a lot.

IMO, marketing is one of the main things. After that it's contact, giving feedback. In a better market, it would be gone by now.
