That's right Brandon, agreed. But as you know, the general public can take the REA's advice as being "legal" and things get complicated and complaints are filed against the agent. Not all agents are experienced enough because they haven't dealt with many of the situations that crop up.

People resist going to an attorney because of the perceived cost (as mentioned here several times).

Evidently if "snooper" has withdrawn his membership in the forum, they won't get back to us on the outcome after all the good advice that was given.

I can see it now. Snooper goes to a lawyer and as part of the conversation he mentions what the "folks" at City Data have told him.

Were I the lawyer, I would say either hire me and get off there now or use them........LOL

Our agent told us that the only time she'd seen it happen was when the buyer saw a big black snake just outside the door during the walk-through.
