I am closing on a house Friday. Does the seller or listing agent (in this case they are one in the same) have any right to be at the walk through? I would REALLY prefer he not be there.
Unless it's stipulated in your contract that he can't be there, he has the right in the sense that the seller still owns the home and has the right to be in his property (it's not yours until you close). You and your agent can ask that you have privacy, but the seller doesn't have to agree.
Oy. That's what I was afraid of. I guess I can just take my Ipod and ignore him. He doesn't actually live there. It's been empty for months so maybe he won't show up.
He's looking out for his clients best interest. I would be polite with him and just allow your buyer to go ahead and make all their inspections.
The agent may be helpful. You're very close to COE now, so if something is wrong that must be corrected, the agent can get on the phone with the seller immediately, and save a lot of time. So look at it from a positive side and no one will be uncomfortable.
I've had listing agents be present at a home inspection summary, and a final walk through. The home inspection summary is actually a private meeting, but my buyer had no objection so we did the summary in the kitchen. After the summary, I just told the agent that my client will review the report and we'll send the BINSR tomorrow. All was friendly and went well
Most don't usually show up at the final walk but they can. Final walks are usually very simple just to verify the house is still in the condition when you purchased. Hopefully you've already verified and gotten receipts on any repairs.
With our older home we purchased, seller and agent were there. When we sold, we didn't go as sellers. Just the agents. When purchasing new home, just agents were there. So, it can vary.

Yes, he has the right to be there, as it is his house.
Just out of curiosity, why do you object so strongly to him being there?

I think he meant that the owner (seller) is also the listing agent. I also assumed the OP has his own agent to let him in.
