My husband and I are looking to purchase our first home in NJ. We looked at a couple properties and have one that we are interested in. When we visited, we went by ourselves and also spoke briefly afterwards to the listing agent about our interest in the property. We didn't bring a broker but were not asked at any point if we were working with one.
If we are interested in getting one now to help us through the negotiation and closing process, can we still bring one in? Or is it too late if you don't bring one with you the first time to see the house?
No it's not too late. Find an agent you like and then let them know the listing agent originally showed you the home. Let them take care of it from there.
You can get a buyers agent or just hire a real estate lawyer.
I did not use an agent to buy or sell my home, just a lawyer.
Do what makes you the most comfortable.
A lawyer you'll need anyway..
BUT a lawyer does not sellhomes.. period.. AND the lawyer will not,unless they pay MLS dues and dues to NAR , have access to the MLS with the most up to date information there is (house that closed just yesterday etc.) In addition, they have not seen the inventory or been out in the field to get a sense for what homes should sell for.. THAT is what this buyer needs.
It's more important than ever.. because data from 3 months ago is no longer relevent to purchasing today. You need to know what a house similar sold for last week, 2 days ago etc. MLS has that immediatley.. public records takes time to update and is not accurate. With peoples pricing their homes all over the map ( some not realistic, some basing on 3 months ago sales..etc.) it's hard to navigate what the fair market value for a home is.
Go and get a buyers broker.. whose job it is to advise you as to what has sold and for how much protecting you from making a mistake in overpayng. The best part is that it doesn't come out of your pocket to have one.. it comes out of the transaction itself.. because in real estate compensation does not equal representation!

The open house agent is not your agent, if there is a problem, just tell them that you are not comfortable with dual agency. Where are you buying?
