I'm a little confused about what you're saying "My problem is Realtor.com and no one will listen." Who won't listen, Iggy's House? Realtor.com?
I have been thru this many times,thank you for interest.This problem is with browseing.Click on map search FL,Click Northeast,then Lake City,Then Columbia County,Then SW or SE (1or2) It will say SORRY NO HOMES AVAILABLE. This is 32024 area with many homes avalable Same for Suwannee County been this way since first of Aug. I have bought property by browseing. This is totally Realtor.com Nothing to do with Iggy thank you

I always recommend that people consult a real estate professional
whether they sell as FSBO or list with a realtor. However, if you are a
FSBO, IggysHouse.com is the way to go.

I checked out my zip code and came up with 11 properties through the buy-side company. Currently there are actually 113 properties for sale in this zip code. The only ones shown are from an MLS that doesn't even have a presence in the county. Some of the agents that work near the county line are members of that MLS and they cross post all of their listings into both MLS's. I guess the additional presence is worth something, but I'm curious how long this business model will last.
Curious as to how IggysHouse stays in business, pays to belong to so many MLS's all for free... How is a FSBO on MLS/realtor.com? Something's not adding up here, if it's listed, they Iggyshouse as the Seller's Agent is taking the liability for the house, listing, disclosures, etc?? For free?

How does the agent make a living with BuyStar if you rebate some of the commission?
Do you provide quality representation or does the buyer do the work?
Do you help protect the buyer from an investment?
Is it worth the legal risk for the agent since they make so little money? Does the buyer really profit without a qualified agent making sure they got the best mortgage and best deal, including repairs/improvements, if that is the case (does a couple thousand really make up for a lesser experience and couple thousand on the back end?)

And from what I see looking through the website, the Buyer and the Seller's Agent are responsible for any work "in the field", including fine-tuning the offer to protect the Buyer, contingency dates, inspections, etc. What happens when it's in the Buyer's best interest to walk away? Does Iggy's provide true representation and fight to get that deposit returned? Many unanswered questions not addressed in the website...

Oh my, if that's how they really work I would love to negotiate with someone like that on behalf of my sellers! The buyer would certainly not come out ahead even with the commission rebate in most instances.
But, if you are going to be collecting money as a buyers agent I do expect you to
1-show the house yourself, I'll not take my time to let YOUR client in.
2-Show up to meet all inspectors
3-Deliver all offers/counter offers
4-Deliver all documents to lenders/attorneys that is the buyer agent's responsibility
5-Follow your side of the transaction to make sure we are on schedule to close
6-Return my phone calls or emails
I don't care if you work for free, $1, or 3% but I do expect you to perform your half of the work because I'm doing it for you.
