I've been reading some of the post regarding bad experiences and bidding wars.
But, I have good news. I'm in a long distance relationship, so it was very hard to coordinate our house hunting. She (fiance) would search the MLS listing and then forward to agent and I would go to see the houses and give thumbs up or down (did this only 2 times) then she would go with the kids and confirm. long story short we all agreed on 1 particular house. The house was listed $30,000 below neighborhood comps. but we still offered $5,000 less than asking price on 10/23, in the same day seller accepted offer (great!!) Agent and mortage broker started the proceedings quickly. We're closing the week of thanksgiving. Yeh!!

I must say that my agent has been very professional, and on point with all of our needs. My hat goes off to all hard working RE agents!!

Thank you for sharing that, GR49! It seems that so often all we hear are the horror stories, but very few take the time to acknowledge how smoothly things go when there's a knowledgeable, competent agent working hard to find you the home you want and get you a good deal on it.
