According to your statement the cost would be $78 x 34 x 34 = 90,000 for the building. The lot would of course be additional. If it was me I would allow an extra 15 to 25% for unexpected costs. Say $110,000 plus the lot, the water hookup or well and the sewer hook up or septic system.

Don't really understand the question as you SAY the price is $78 per square foot but then you ask what the price would be?

Where did you get the $78-per-square-foot price? That is REALLY low -- I'm jealous! Where I live the price would be $150 per square foot or more. Gotta love New England.

Get 3 estimates from local contractors. No one here can possibly give you an accurate number.

Local building supplies business told me it would be around 105,000 or more. I have a chance to buy a 5 acre lot with water meter and electric pole installed with panel and 3 bedroom and two bathroom sewer tank already installed.

Is that just materials or an installed cost?

I'm wondering if I would be better off buying a house already built with five acres? Is house insurance cheaper with a new house over a old house? This location is 10 miles from the nearest fire station.
