It may be a good idea to list the appliances/fixtures to be left by specific name/model # at some point in your offer/counter-offer (especially if they are high-end), as some sellers have been known to replace them with lesser items before the closing. A picture or video may also help.

Around here, the walk through is just that. It's specifically mentioned in the contract as a chance to ensure that the property is substantially in the same condition as when the buyer made the offer. It's not a chance to do a new home inspection.

The OP is smart to have included a clause that separates the A/C from the inspection period due to weather considerations.
