Hi we are in attorney review on a home constructured in late 1999. The exterior is stucco and one building inspector I called for a price suggested that a home with stucco can be big trouble. Yike! Any thoughts from those with experience?

1. I lived in a Craftsmen-style house that we renovated using EIFS for 24 years. Zero problems.
a. Denver, Colorado is dry
b. Large roof overhangs everywhere
c. Installed correctly during custom construction
d. Dryvit

2. Our new house (2 years old) has synthetic stucco and we have had zero problems.
a. No overhangs as it is a modern house
b. No exterior insulation, but 2 coats of Parex over Hardie Board.

3. Your prospective house
a. Huge builder with varying quality
b. NJ is mold country

4. I am a huge fan of synthetic stucco. (Real stucco is horrible.)
a. The color is permanent
b. No painting/staining
c. The only maintenance is a gentle power washing every few years
d. Repair is not expensive (but has to be done by a professional)

TOL has a decent reputation among higher end homebuilders in the Jersey area. THey typically buy property/land and build a complete development of semi custom homes. They use a lot of their own trades, so quality is pretty consistent.

The subject home is 14 years old. If there was a stucco problem...flaking, cracking, complete collapse of sections it would likely have shown up by now. At this point it could be faded, stained, or have some mold growth which can be cleaned and/or repainted.

Have it inspected as part of your normal house inspection and i believe that you will be fine.

When taking a job transfer my company will buy my house from me if it doesn't sell in 60 days. The only exception is if it is stuco...too many issues.

Real or synthetic stucco???????????

There's a big difference.

The issue has been with synthetic.. aka Dryvit.

Google.

Most of the houses in my area are stucko. I have never heard of any problems with stucko homes. Our home was built in 1962 and is still doing fine after all these years.

I don't know if it is real or synthetic. The home was built toward the end of 1999 which was right at the time that Dryvit was used. I wonder how I find out which type of stucco was used?
