Had a woman walk into the office this afternoon looking for the loan rep that I rent an office to in my building. Loan rep isn't in, but the woman asks me if I can represent her in the purchase of a property.
I offer to help her. She hands me an MLS printout and tells me the property "smells". I ask her who showed it to her. She tells me that an agent in the other firm in town took her out and showed her property. Small enough town, I'm not going to "steal" this client from the agent that already has spent some time with her. Not to mention I have a great admiration for this agent and regard her as a personal friend. I'm not going to foul the nest here.
She tells me that she really felt bad about using the other agent to show her property, because it is listed by a yellow jacket agent. I spent ten minutes explaining the "system" to her and mostly offering information about how the MLS works and that she could choose whomever to represent her and encouraging her to go back and write up an offer with the local agent. (At this point it wouldn't be me).She wanted to apply for a mortgage before she had a contract accepted.
Anyway, at least around here (and I suspect almost everywhere else in the country) if one is looking to buy property, the order is to qualify with a mortgage person, find a home via the internet or visiting a local agent, then go out and get an accepted offer and then apply for a mortgage.
I was struck by the ignorance (And ignorance can be cured by education, unlike stupidity, which can't be fixed) of this nice person and her sincerity.

I know a lot of agents who would have taken advantage of this person's ignorance in order to line their own pockets.
yellow jacket agent = 21st Century?
If yes, then screw the agent as their logo is horrible.
If not, then what does "yellow jacket agent" mean?
