Default Real Estate classes for buyers...

I have decided that some buyers out there really need to be given a real estate 101 type of class. Don't get me wrong, I'm not saying that some agents (you will see what I mean) and sellers don't need it as well!

We sold our house to the most annoying woman. She showed up at our house after the inspection amendment had been lifted to complain about the price, she called several times trying to buy some of our furniture (lowballing beyong belief on it) and then changed her mind and took nothing, and she recently called because the alarm system was still in our name for some reason and she wanted to cancel it. All along they had shown a particular... I don't know how to say this nicely so I'll change my wording... they didn't seem to know what they were doing. Sending back the counter offer accepted but only signed by her (their own page) instead of signing the one my husband had... giving us the list of concerns from the inspection and just saying "fix it all"... the buyer calling my agent for help because she can't get her agent on the phone.. the agent calling my agent to tell his client how much she needed to bring to closing! It goes on from there...

However, I think a lesson on etiquette is definitely in order... and on what you can ask for! I got a call last night from my buyer asking me why the tiles in the bathroom floors were loose and some broken. We moved out 3 weeks ago and she said she just moved in Friday, so we should fix them. Here's the thing... the tiles were broken the entire time! The inspector never caught the fact that they were loose or broken, and we actually had tiles bought to replace if asked but returned them when they didn't ask for it. She also said the bathroom was damp which is weird because we went through the house making sure that all of the faucets were shut all the way and no toilets were running or anything before we left. I told her that they were always broken and we didn't hide that fact. I also told her that since we closed on the house 3 weeks ago (!) and she never asked for us to fix the tiles that I wasn't going back there to do it.

I just really think that some people need to understand what is going on before they start trying to buy or sell a house... or before they become agents! Craziness!

some real estate companies give first time home buyer workshops...they are free and full of a wealth of information

ask her if she bought a home warranty lol

We left her the last 11 months of our previously paid home warranty, just transfered it to her name but I don't think she understands what it is for.

However, I did cancel the alarm coverage for her. I think she assumes they will take the system out but they don't do that because it belongs to the homeowner since it is paid for already. Because they never changed the name (computer glitch there) we got a rebate since the service was paid until June.

Sara...I agree. THere should be classes for both sellers and buyers...an updated version to how the market it now. The last two homes we sold were sold in a month and there was really nothing to it. This market it crazy, lol! I am shocked at what some people ask for in their offers, but I must say I can't blame some of them for trying. (some things are just out there...When we sold out last home the girl was all upset b/c I didn't want to give her my bar stools, lol! They were a gift and I wanted to keep them for my next place.)
Anyway, your case is interesting...sounds like your buyer is a little nutty...She shouldn't even have your phone number!

She had my number because she left us a note with the amounts she would be willing to pay for the items she wanted to buy and her number to call and say if that was enough... she saved my number in her phone when I called her back to say that it wasn't enough money she was offering!

Amen. Buyers need to read a freakin' book on the process or something... I mentioned this in a previous thread about how we had buyers who had 33K in "repairs" they wanted done to the duplex they wanted to buy from us... we countered with $900.00
