My father owns a property out right in Dallas County - State of Texas. He wants to take his name off the house and put his grand daughter as the owner....I am not sure what I need to do for that? I don't want to hire an attorney for a simple task...at least I would assume that it was simple? Help
Nope just out of his name an put in hers. Don't Texas doesn't recogonize Quit Claims....I would have to do a Warranty Deed.....
Texas does recognize Quit Claims - but Title companies are unwilling to ensure them. Speaking from a strictly legal standpoint - the Quit Claim Deed is a 100% legal and recognizable transfer...it just happens to carry a disproportionate amount of risk with it so Title Companies won't issue policies against a property with a quit claim deed in its chain of title.
You don't want to spend $100 to make sure a property transfer is done correctly? LOL. Penny wise, pound foolish. There could be issues.
That's what I was thinking. The granddaughter can pay the fee; she's getting a free house.
Better to pay for a lawyer to make sure that this is done properly. This is a huge thing. It's not trivial like asking for advice on how to set up season pass on your Tivo.
