For the record, verbal contracts for the sale of real estate are perfectly valid & legal, at least in New Jersey. The difficulty is that they are often unenforceable.
Is that not covered under "statue of frauds"? Would it ever be enforceable?
Seems kind of pointless in residential RE in NJ anyway since during attorney review either side can cancel for any reason.
EDIT: Never mind on the first question. I see that was amended at some point to exclude real estate.
