2006 and 2009 doesn't matter. How did you value the house and do you have other choices at 95k? if 95k is all you want to spend , that's fine, but your agent will probably find someone that values their opinion to offer that 10k more and buy that house.

If you want to use Zillow that is your choice. At 65k for current comps , even 95k is over priced.

If you plan to live in the house, value the home based on monthly payment , if it is a rental value it based on what you can rent it for. If you are buying for speculation good luck with your zestimate.

there's problem #1.. forget you ever saw the word zestimate..

if you're working with an agent, have them show you recent sold comparables <90 days, any under contract comparables (and how long they were on the market prior to going under contract), and any available properties that compare (and how long they have been on the market)

It's been 12 months looking at houses with this agent and I think she is worn out so she is wanting a sale real bad.

This house has only been on the market for 30 days.

If you've been looking for a year you've probably seen priced and rates increase.

Danger. Danger.

The fact that you would even think about the zestimate is a problem. They are garbage. And your agent should be showing you comps and explaining herself. Maybe you need a new realtor.

Sometimes I wonder if she is siding with the home owner over me when comes to price.

How do you know your agent isn't working against you? It seams all they want is there sales Commission. The more a property costs the more commission they get.

The commission difference between 95K and 100K (assuming a 6% commission split 50/50) is: $150.00

She doesn't care how much you pay. Is she the Seller's Agent as well?

If she is telling you its a steal (and can back it up with comparable), then maybe you should listen to her and not "Zillow." You might have yourself a house after a year of looking!!

Is that all my agent gets is 150.00? I thought it was 1000.00 dollars or more. My agent isn't the seller.

Zillow is on the sellers website.

The difference between the commission is $150. 95K would be a commission of $2,850 and 100K would be a commission of $3,000.

I know she's not the seller, but is she representing the sellers as their agent as well?

Zillow is extremely inaccurate. When I purchased my current home for $235,000 the appraisal came in at $243,000... Zillow had it at $217,000. Just ignore Zillow.
