I am offered 2 options: Buyer's Value Option (BVO) which go through relocation company or direct reimbursement w/ gross-up?

What are the pros/cons for each method? In either method, I can use the same realtor (so that is not a factor) also neither method provides extra tax-consequence for me.

Please feel free to provide all your past experiences -- whether you've done it via DR or BVO.

In order of importance to me: 1) sell the house for the best price possible 2)simplest, safest, and quickest method.

Do the people giving you the options have a list of pros and cons? Do they describe what will differ in the process? Is there a provision in either option that guarantees a sale once it's under contract? That is an extremely valuable item if you can get it because it makes your contingency to sell before buying much stronger in the offer if you have a contract on your home.

I'm just selling, not buying.
There's no guaranteed buy out option
I don't have a list of pros and cons of the 2 methods: BVO (no guaranteed buyout no bonus no nothing) or Direct Reimbursement (gross up)

My #1 concern is which method is more like to get my house sold for more money?
BVO seems a bit easier (but more paperwork). Relo company closes w/ me then takes over from there. If the buyer decides to back out or if there's a fall out due to whatever reason, the house is their problem to take care of at that point.

DI may fetch more money but that means I have to get reimbursed for all the costs, and also may take a bit longer overall (by a week or 2) until I close on the house.

Anyway, what are your thoughts? Thanks.

I think that depends on your assessment of your local market. For example if you are in the Silicon Valley direct reimbursement would be the way to go because their market is hot. On the other hand if time on the market in your area is long and you want to get on with your life choose the BVO.

Am I to understand that your assessment of your market is a matter of weeks? If that is the case then get your home in show condition, select the best realtor in your area and go the direct reimbursement route.
