Sorry I should have been more clear. The house does have an upstairs. Upstairs has the master bedroom with walk in closet, a second bedroom with no closet and a full bath. Downstairs has office (no closet, but could have one built in), and a room we are using as a den with a closet.
What I meant by one level was its good for an elderly couple because the first floor has laundry, no stairs to get in and out of the house and a possible bedroom downstairs.
So I guess I would consider it a 2 bedroom with possibility to expand to 3.
Ah, I see now, originally it sounded like there was 1 bedroom upstairs (the master) plus 1 bedroom downstairs (which you are using as an office). You hadn't mentioned the 2nd bedroom upstairs -- or a room that could BE a bedroom with the addition of a closet. Is there room in the 2nd upstairs bedroom to ADD a closet (which shrinking that bedroom too drastically)? Three-bedroom houses tend to have more possible buyers, as single people might be interested as well as small families as well as elderly.
So, it is a 3-bedroom with a bonus room!

Well, I guess it would be a 2-bedroom with a bonus room (no closet in the 2nd "bedroom" upstairs). But you are right in terms of how to MARKET the house!!
I don't know of a historic district where the historic homes' bedrooms are required to put in a closet in a bedroom, something some my consider butchering the historic nature.

May be required by an appraiser to call it a bedroom. Sad, but true. Original floorplans, scale, and trims can get mangled with artlessly slapped up closets.
