How do i find banks that finance raw land or undeveloped land , or foreclosed on raw and undeveloped land

There are many banks out there that will finance a land purchase. Have you asked your local bank?

Yes i have and i'v talked to several others but cant find raw land , most of it has homes on it or small lots in city limits , i am looking for farm or ranch undeveloped land .

Not really looking to get financed but i fugure if they finance they should have reo's.

Judging by your other posts nick, I would think you would want to pick a county where you want to buy and then find a realtor to do the bird dogging for you. Local knowledge is priceless.

Sure thought of it but would a realtor really look for reo's for me ?I can find lots of raw land for sale if i want to pay top price , i guess I'm looking for that piece of land that a bank just wants to get rid of .

Good luck finding land that is being foreclosed on. I don't know of too many land foreclosures - though I am not from your area. Why don't you find a piece of land that you like and make an offer? You never know what a Seller is willing to accept. You have a better chance of getting a deal that way.

Problem with Trulia, Yahoo, Zillow and all of the other "real estate" website search engines is that most of those properties are up to a year old and most likely no longer available.

It's tough to find REO land. Banks know that undeveloped land is even less liquid than land with a house on it, and their requirements for lending to buy land are tougher. I don't know that any bank will lend more than 75% (and many a lot less than that) of the appraised value on land. THat 25% or more keeps the buyer pretty well in the game and not willing to let the place be forclosed.
Call a local Realtor (or real estate agent) and have them search for the land. Describe what you want, where you want it, price you'll be willing to pay. Many of us know the undeveloped land in our markets, even the stuff that isn't for sale, and can start calling owners for you, to see if there's interest in selling.
