A different approach...

Does your homeowners insurance cover infestations? Forgive my ignorance on this...it's been many years since we owned.

If, by chance, they do cover it...let them pay for the cost of de-spidering. Then THEY can go after the previous owners, if they deem it worth the effort.

Otherwise, I agree with the other suggestions of finding an attorney in a larger city. I understand the "good-ol'-boy" mentality and you won't get the help you need in the same small town they all live in.

It might not be that nefarious; Defective house cases are difficult, as the first attorney told you. IF they have little chance of getting paid, why would they take the case?

Attorney's take these cases on an hourly rate typically. There isn't a loss for them. What that attorney means is that it is hard for the current homeowner, the damaged party, to get recovery. Even if they win, typically people will file bankruptcy to avoid paying.

The fact that they are prominent people in town means they have a reputation to protect. The OP needs an attorney, out of area, who will work hard to get a settlement with a confidentiality clause. The OP would have to agree to never mention that they sued the previous owners and would agree to never say anything about it to anyone or risk losing the settlement.

Unfortunately I had typed a fairly comprehensive update and poor coverage ate it.

In short we have met with the 5th attorney. We have the previous disclosure and have them dead to rights.

The previous attorneys' offices have been either non-responsive with their reasons or expressed a conflict.

We can and probably will tent fumigate but after the exterior penetrations are reasonably sealed to prevent re-infestation which will include replacing terrible windows and doors. An internal fumigation failed because of the porosity of our building's envelope.

Sadly we can't even turn this into a rental because it's a liability as it stands. Very frustrating. Like Sisyphus rolling that boulder up that hill forever but the deceit belongs to the previous owner. Sigh.

So sorry this is happening. Hopefully, you will get news coverage and the story will come out...hey, Today Show.

DO start video taping everything if you haven't already. Seriously, do NOT underestimate the power of youtube. Do a series. There have been stories done on TV based on stories on youtube.

Just factual. Even factual emotions. Show those spiders while they are going strong now. Have "interviews". Show inspection reports etc. Video the tenting, etc. etc.

Don't name names yet, though, or it could be shut down. But when someone is interested in more of a story, more can come out.

Since they have a reputation to protect, the OP can likely get more money if they play it low key, IMO.
