Buying a new home. Should be done around jan 30. Wondering, what is the right time to have inspection done. Your views please!!

after foundation, before drywall, prior to CO (Cerificate of Occupancy) and before the 1 year labor warranty expires.

Typically in my market, an inspection would be held on new construction once the home is substantially completed. If you are paying for a "whole home inspection" which includes a Pest and Dryrot, then closer to closing is appropriate because you want your inspector to check and verify as many of the systems as possible in the house.

Most home inspectors won't do it for you, but in your area, can you get info on the building inspection checkpoints that were done (to verify construction standards were followed)??? Whether or not I would do that would depend to some extent on the reputation of the builder...

In new construction, when things are covered by a warranty your inspector should be checking to VERIFY that things were done right. Even in new construction I've seen problems. For example, an upstairs shower that was not properly connected to the drain. After 4 months it caused some significant water damage. These people had NOT had an inspector (would the inspector have caught it? 50/50 chance I think) but it sure would have been nice to have it fixed before it caused the damage. The builder ended up picking up the tab for all the repairs, but it was still a major inconvenience for the home owner.
