Looks I may have to hold off or think hard about becoming a landlord and renting it out. Just stinks. Want to move forward in life and thought we had an investment, but it looks like we don't.
Had been pre-approved for a really good loan, but it was dependent on this house selling. As was the 2 lots we put money on. At least we got our money back on those.
Sell the house for as much as you can and come to the table with money. Move on with your life. Have a look at the rental board to see how much fun it is to be landlord. And how much damage a tenant can cost.

Hate to repeat but it doesn't matter how much you paid. The market dictates the price. It also doesn't matter how many upgrades your home has over others. People are going to look at yours, look at a cheaper version of yours and go for the cheaper version as they can "upgrade" it themselves.
I would forget about trying to save and just go ahead and sell your home, rent somewhere cheap for a year and then save up for your next home.
When most realtors "give up" and abandon a client, it is because they know the housing market better than their client; they know what the house is worth in the market; and the client is unwilling to lower the price.
Yes, there are goof-ball realtors, but they don't last long. There are far more goof-ball clients.

I have to second/third/fourth or whatever it is on this opinion but if your agent doesn't offer property management I do.
Often that's all you can do. Agents can't make buyers appear out of thin air.
