Alas, she won't. You can't argue sense into someone who is delusional. And everything in your post indicates someone who's mentally ill and rapidly decompensating.
Do whatever you can do to persuade her to end the lease early. Needless to say, do NOT renew her lease when it's up for renewal. Hiring a property manager will help, since it means you will no longer be dealing with her directly, but the ultimate solution is to make her someone else's problem. (Which makes me sad - I don't foresee a happy ending for her. But that isn't your fault, it's the fault of her ilness.)
Property manager is a great idea. Let them handle all contacts with her.
One thing that worries me is whether the kids are safe. She is either:
1) Living with them in a house that is unsafe or,
2) So delusional she can't recognize reality.
Either one raises red flags regarding the safety of her children.
In addition to asking the property manager to offer her the opportunity to move elsewhere, I would hope they would also be good hearted enough to alert Child Protective Services if they believe the children are in any danger.
Prediction: property manager will return the tenant to your care. If it's a professional company, there will be an escape clause for the incorrigible.

If she is this paranoid and delusional, it is possible that there are mental health professionals involved in her life.
She may at some point state that her therapist, or caseworker, or whoever she has on her team is worried about this, that, or the other with the house.
If that comes up, I would encourage you to have them work with the property manager to resolve issues.

She's already accused me of having hidden cameras, called the fire marshall about the smoke detectors, called the plumbing inspector about the heating system, refused to let me make exterior repairs (although I have the right to with notice, I don't want a confrontation) and when I informed her there's a heating tech coming out to tune up the boiler, she made it clear 1. Wants a full 'report' on the heating system which she claims I am 'hiding something about' and 2. I am not permitted on the premises at the time of the heating system work.
She claims now that I 'obviously like to fight' because I brought over my plumber to look at a small issue and we repaired it immediately; apparently she thought we were there to talk about a pipe but not fix it and that violated her rights since we didn't tell her exactly why the plumber was there although she let us in to the basement to access the plumbing.
I thought of calling the state office of child advocacy but that would only escalate the situation.

If you have concerns about the children's safety, calling CPS is the honorable thing to do. It may escalate the situation, but think about the kids.
You have a property manager and an attorney to help you deal with her lunacy. They don't. If she is making false accusations against you, she may be equally deranged in dealing with them.
Of course, if you've seen no evidence of neglect or mistreatment, then don't call.
