As a form of entertainment I like to keep a close look at the real estate inventory in my area. Properties are listed, then go under contract/pending and eventually are sold and removed from the inventory. Normal.

But there are two properties that have been listed as "pending" for quite a long time. One property has been "pending" since late spring, so about 5-6 months now, and the other property has been "pending" for well over a year now.

Perhaps a realtor can explain why a property could be "pending" for a very long period?

Usually when you see a contingent or pending sit forever it's a short sale that is waiting on bank approval.

True that. We have several repeat offenders in my area. Can't be bothered to update their listings or maybe it could be to continue to get inquiries from buyers.

Someone may have a lease-option with a closing date long in the future.

But, usually it would be a short sale waiting for a bank decision.

The new house next to us was 'Pending' for almost a year. It finally closed about a month ago. It was contingent on the buyers selling their existing home, which was contingent on the buyer selling their home which was contingent on them selling their home (I lost track of the chain there). As I understand it once the first home in the chain sold they all closed in a couple days! I know the last two in the chain closed on the same morning.
