Hello,
I am currently looking to purchase a home and recieved a property survery from the seller. My question is the statement of " Except East 50' " that appears on the surevey. Can anyone tell me what that means?

1. I would guess GUESS that Lot 48 was originally 180' wide, and the east side was separated.
The plat map or history of conveyances might clarify. Your agent or attorney should be able to dig into it a bit.
2. DEFINITELY have your own independent property survey performed by a licensed surveyor as part of your property investigation.
My reading is that the property does not include the east 50 feet of Lot 48 as it was originally platted.
Unless it's a very recent survey (and survey markers can be found), you should get your own survey performed which includes a stakes-in-the-ground survey to verify the property boundaries.
