Depends on how you define improve and whom you ask. Rents here are up 8 percent (NAR) to 10 percent (a major local broker) over a year ago. Bad news from where I'm standing.

Say even if the economy tanks totally...

I would say people in their own home sitting and waiting to be foreclosed on without making the payments is still in a better situation than people who are renting and will be really forced out if the rent payment quits.

Renters usually are given a 90 day to evacuate... while people in foreclosed home may be still in there for 6 months to 3 year?

IMO, home owner win out.
