I have paid from $600 a month to $600 a year. Depends on where one is and what one is getting. Both could be a deal or not.

I have a lakefront lot in a nearby community. The voluntary HOA fee is $100/year and entitles me to use of the community boat dock and ramp, pool, community hall and grill, etc. Since I don't actually live there I have no interest in joining.

Association turn 50 years old this year.

We are self- managed and rely on volunteers.

411 single family detached homes on 1/3- 1 acre lots

Acres of common grounds, private lake, tennis courts, playground and pool

Streets are public and the municipal ordinances and code take care of business.

Only rule is no fences.

About 50% of the annual assessment is reserved for future repairs and replacements.

Our new $1.8 million pool will open in late May. No loans/ Special Assessments were necessary to accomplish this.

Home values range from $450- 1 million+ .

Interesting reading about how much these amounts vary.

Our home in FL, which we are renting out:
$1263/Qtr for 3,000 sf home in small gated community. Pays for guard, electronic gate, clubhouse with gym, tennis courts and meeting room, landscaping/maintenance of common areas, irrigation, street lighting, holiday lighting, insurance, basic cable & alarm monitoring, community security patrol. No pool. Each house in the community was built with one.

Our home in CA:
260/month, 3200 sf home in much larger gated community. Pays for 2 guards for 2 gates, community security patrol, pool with towel service, tennis courts, landscaping/maintenance of common areas, irrigation, street lighting, holiday lighting, insurance, 3 summer concerts, weekly street cleaning.
