I can't comment about Colorado, but in Ohio, home warranties are expected in a home sale. I didn't know this until my realtor told me as I put my house up for sale. We didn't put it in our listing, but he said the buyer would certainly ask for it....and they did. We also asked for it on the condo that I bought. To be honest, I wouldn't not buy a home if the home warranty wasn't included. To me personally, it's not that big a deal. You do have a deductible for each claim, and there are limits as to what is covered.
I am not in Colorado but I wouldn't expect one and would consider it a bonus. I also wouldn't ask for one. I do see it offered a lot though in listings.
With all that said, I purchased one personally on my home I bought recently. It's really handy to have.
I think if the home is newer, like under 7 years old, you probably wouldn't use it. Now if it's old, with 18 year old appliances, furnace, AC, etc., then it's a good thing to have.
I've appreciated all the feedback, and my gut feeling now is to get it as a seller, and depending on the house I end up buying in Arizona, probably get it there as a buyer.

This. BUT you can contact the warranty company and get the type that does cover all the expensive stuff and use the credit from the seller's offered warranty to cover the warranty you wanted. You then just pay the difference. My friend did this as the seller just offered a basic no frills warranty in which she converted into a more comprehensive one. (she is the one that turned me on to the warranty in the first place) Sure enough, a few months after closing her AC broke. Warranty replaced the entire thing except ductwork which she paid out of pocket for.
I bought a home that came with a 1 year home warranty from the seller.
There was a plumbing issue with the bath-tub draining water
very very slowly. I contacted AHS and got in contact with a
plumber on their contractor list. The plumber came out said
it was normal and there was nothing he could do. I had to
pay I think a $50 or $75 fee. What a supreme waste.
After the "plumber" left, I took a screwdriver and opened
the drain. It was completely blocked with hair. Removed the
hair and the water drained quickly.
Home Warranty == Waste of money!!!
