We have a free home buyers seminar in my county run by a non profit. The only cost is $25 to pick up your certificate of completer a week after. This allows you to apply for any grants for first time homeowners too. They have different speakers come in and it's like an 8 hour day. They have mortgage people, insurance, fair housing, real estate agents. It was fun, you should attend one if it's available in your area , take notes and base it on that.
I'd like to have someone tell these newbies that even if the bank says they qualify for a payment of $xxxx.xx, it's perfectly okay, and a very good idea to NOT spend that much.

The threshold for me is, can you carry the house on one income?
Maxing out is totally nerve-wracking.
Frankly to me the most important thing missing is "how to choose and what to expect from a realtor", "who to contact if you have problem with your realtor," "hazards of dual agency" because most of the things on your list (othe than financing) will be done with your hand held by a professional realtor.
There should also be a first time seller class that addresses listing agent selection, the fact that inspections ALWAYS lead to another round of negotiatiions, etc.
Some of those things are area specific so I didn't check them but could apply, like the septic one or surveys. Almost everything on the list is stuff a new buyer can ask an agent for help with though so shouldn't you put something in there regarding agent selection or duties of an agent?

For sure.
