Zillow price reports, which is their market data is pretty accurate. Zillow in some areas also pulls the MLS photos and descriptions from the real estate agents.
I interviewed a real estate agent yesterday, and we were talking about this very topic. His view was that Zillow is rightfully the number 1 buyer's tool, but that yes, you take some of the information with a grain of salt. That it's a starting point, not the whole story.
It is time Zillow Zestimates were subject to some form of Regulation to protect homeowners from the misery and potential financial loss caused by inaccurate lowball Zestimates which DO influence buyers when searching for homes. Every other aspect of daily life is Regulated, whether it is Banking, Insurance, Utilities, Communications, Transportation, Food, etc.
Our elected officials need to catch up with technology and ensure certain minimum standards of accuracy are achieved when Zestimates are dictatorially imposed, and Zillow refuse ALL reasonable homeowner requests to correct or delete. As a minimum requirement there needs to be a DoNotZestimate 'opt out' in the same way as Phone Users can opt out of unwanted spam phone calls by registering with DoNotCall.
