My thoughts exactly. You don't spend your life looking at the sunset but you live in your home's floorplan every moment you're inside the home. Also, some people are more visual than others and the view will not matter at all, but the home's layout will almost certainly be a factor a potential buyer will consider.

Being that there's is only 70 Sq feet difference, I would choose the view. That loft will be extra living space. Especially if you really don't need that third bedroom. You can fix the inside with some creative decorating/furnishing.

Only way I would choose the other one if it was an end unit and the view one was not.

I would disagree entirely with this statement. My home has a floor plan that is not perfect, but still very workable. Now the view! Out over the entire city with a view of a mountain range and a dormant volcano all bookended with lush greenery. It is one of the main reasons I bought the house. Many visitors have commented on the beauty of that view. The floor plan does nothing to negate the pleasure I receive from the view.

Changing a floorplan is a matter of money. Changing a view is a matter of omnipotence. Take the view if you like what you'll be viewing.

Have you examined what it would take to have the floorplan you want built on the lot you like? How flexible is the developer?

That's a tricky one. I was all set to say view without regard for the small difference in size of unit, but 3 bdrm versus 2 sounds hard to resist. 3 bedrooms in a unit is often in high demand, which would be good for future resale. Of course, I have kids, so I think in terms of bedrooms. If you don't, and don't plan on having any in the future of living in that house, then maybe the view would be worth it. I will also say that I currently living in an apartment that is slightly smaller than the house I was in previously. I much prefer this space, because the floorplan really optimizes my space and it's so much more pleasing. So floorplan makes a difference to me.

It really comes down to what your personal needs are, and what you may need in the future, plus resale value.

1: A 3 bedroom will sell much easier than a 2 bedroom if you want to sell in the future.

Reason 1: Today most households including single people, want one bedroom to turn into a home office. They also want a guest room in addition to the master bedroom, even without any children in their future plans.

Reason 2: Most owners will have the same desires and needs, if not now they will in the future.

Reason 3: A 3 bedroom unit, has much higher resale value as to how quick a unit will sell, and also effects the future value.
