So what happens if it doesn't happen before the closing date; I suppose you'd extend it? Because our house has, for all intents and purposes, been taken off the active market while we wait... And wait... And wait...

Read your contract!!! There are a variety of dates listed in it. We can't tell you what the dates are.

The appraisal typically is not done very early in the process. They wait for the termite and structural inspections to be completed usually first. No point in doing an appraisal on a house that has a horrible inspection report. The buyer's have absolutely no control over when a bank does anything.

If I were in your shoes, I'd have my agent inquire as to the status of the appraisal/inspection.

Any idea how long it typically takes after the contract is signed to get the bank-ordered FHA appraisal?

It's Wells-Fargo, if that helps.
If the house is really as nice as you claim, there shouldn't be 20K worth of repairs.

because buyers were lined up like cordwood when THIS Buyer jumped forward...

every dollar you get above $1 is found money.

spend what it takes, write off your sibling, and move on with your life.

Another way to get top dollar for a home is to offer seller financing... no appraisal needed or repairs.

There was an old guy that started doing this... he would buy non conforming homes and carry the note... often structured as a 30 year due in 3 or 5 years... sometimes interest only.

People with no chance of qualifying conventionally now had an option...
