I'm not a real estate agent, but I would like to have information that shows the days recently sold houses were on the market. I know I could contact my agent, but I'm eager for info and I'm not the only client he has so he can't be at my beck and call.

Any suggestions?

Why are you worried about his workload? Aren't you paying him (and the buying agent) thousands of dollars if your house sells? You are a customer of his. That's what he gets paid to do. Service you.

Anyway, he can pull that up in a relatively short amount of time. Not a big deal.

Use your agent, that's what s/he's being paid for. You and your agent are a partnership and should be working together. You want to make sure that your agent is keeping up on this information anyway.

My agent just returned from a week vacation. I'll admit that I expect a response within one day. Is that reasonable? I'm an economist by profession, so I LOVE data. Rather than going back and forth with the agent for each sold I want to get DOM, I prefer to get it myself. I'm sure the agent would get the information for me, but my patience only last about a day.

BTW, PLEASE do not take offense to my question. It's not intended to offend.

Days on the market is often not realistic. My neighbors home is on the market since Sept. 2005 and when you see it on MLS it shows up as 60 days or different days on the market. Every time a seller goes with a different agent it is off the MLS and days later on it and the clock starts all over. This can be very important when you are going to make an offer. Not all agents know how long the home is on the market or won't tell you.
Right now my neighbors took it off the market but they already have moved an the home is empty and they probable going to relist it again since the website of the latest realtor isn't working anymore. So it probable is going to show agian as new listing since they always wait a certain days before relisting. The pricing is way off so that is the reason it hasn't been sold and they tried to rent it for $ 400- more than for similar homes in the neighbor hood.

It takes only a few minutes to run those stats for you. Don't be afraid to ask.

Southern, usually the DOM field is not shown on the clients copy of the listing. Even if it did show, as bentle says it may be incorrect... or just not show the WHOLE truth. However, depending on the MLS, it may be available in the history (it is in our MLS) and the only person that can access that information is your agent.

So, I recommend you put together a list of the homes you want additional information on, send him/her an email and request the additional info. Wish I could be more help, but that is the best way.

Bentlebee, that's an excellent point! Rep point for you.

Just like median prices (misleadin), incentives offered (not listed), & "% of list price" (misleading), usually what's going on in real life is actually WORSE than what the data indicates. But you'll be hard pressed to actually get the straight story in many cases from realtors. You have to dig through the fluff and really analyze the data yourself.

When you do that, you can make a more informed decision.

What area/state are you in? Your realtor can get you the info in about 5 minutes so it isn't a problem for them. Our realtor prints out a list for us twice a year and he also sends us daily updates and changes by e-mail. We are on his automatic mailing list.

We have kept a notebook for the past 3 years of the neighborhood we like to buy and sell in. We have all houses that have been on the market, have sold, have re-listed with the prices and sometimes the mortgage amounts.(county records have that info).

As previous posters said the DOM may not be accurate. There is a loop hole. If you take your house off the market for 1 day and re-list it your DOM will start over.

Get the info from your realtor and also keep your own records.

Linda, this is not correct in all MLS areas. In SEVRAR in the Phoenix area, there are two DOM's. One is the agent DOM. When a new agent takes over the Agent DOM zero's out. However, we have a Cumulative DOM, which begins when the home is first listed.

Home listed for the first time on July 1. CDOM and ADOM start.

180 days from July 1, a new agent takes over.
ADOM starts over from zero.
CDOM continues on at 181 and counting.

The only way to zero out the CDOM is to have the home off the market for 90 days.
