we accepted a "low" offer, after some negotiation...
originally the buyers agent told my realtor, he was all set through a local bank for financing,
i don't know if any actual letters or approvals were sent to my realtor.
i did ask,he did feel confident that we were all set.
Monday was 5 days after returning the signed contract,so Tuesday I asked
my guy again,has there been or is there proof of loan approval or even applying
for one.
again all i was told is we should be all set,and that the bank had no inspections issues.
i thoroughly trust my realtor,that's not the issue,
am i worry too much???

No, you are not worrying too much. You're realtor needs to get the documentation to prove the buyer has financing. He/she is dropping the ball, IMHO.

Trust, but verify.

how much longer should i wait to ask again?
closing is nov30..its not the house we live in now,
but still alot of stuff needs storage,dont want to be swinging 2 mortgages and
storage fees,
am i reading the contract wrong or is it technically breached now?
it does read proof within 5 days of agreement...

Don't you need approval from a lender to even offer on a home?

I wouldn't have waited this long. Frankly, I doubt I would have even looked at an offer that wasn't accompanied by a pre-approval from a mortgage company.

in hindsight i feel the same,
the email had been forwarded to us
from the buyers agent,stating he was all set with the local lender,
i made a mistake by assuming so...

Not sure why the bank would have no inspection issues. Not sure what that is about.

Has the house been appraised already?

Call your agent and let him know you need to meet with him to go over the actual information from the bank.

It has been a week since you signed the contract. Has the mortgage process started? What verifies this?

Have the buyers been pre-approved? What verifies this?

We've had agents assure us all was well, when it was not. They are always so sorry.
