Here, the actual sale prices of homes are available online each week. It's fun to see what other houses are going for when you feel you got a great deal.
Also, your property tax assessments may be lower with a lower purchase price.
I bought my house last summer in cash, which let me sort of "swoop in" before the house even hit the MLS and get an accepted offer in place immediately, before anyone else had a chance to see it. The sellers saw that it was a verified cash offer with a 24-hour response time so they jumped on it ASAP. So, there was no chance of a bidding war getting off the ground.
Sellers were happy, I was/am happy, and now I am living in my new home, the wonderful house of my dreams, and loving it every single day.
