Our home has been on the market since April 2007.The home sales in our area hasn't been slow. Its been noexistent. In the local paper The housing sales report use to be 1 1/2 to 2 pages for our county, since Nov.07 12 to 20 same county. So we took advantage and had a great Thanksgiving and Christmas. We have learned a lot.The one thing I hate the most is,most seam to think since your home is for sale you are in financial trouble. We just want to downsize and change location. Our agent started out great. But the market in the area took its toll on the agent. After August we notice a change, then in late October fell off the face of the earth.Which we didn't fuse about as per Holidays. So just before the end of the contact(6 days in fact) we had 3 showings. But our agent never offered or asked if we wanted to resign. So we asked and it seams that she's done.Walked away and left several others hanging also.So we contacted the main office. We are using the biggest company in the area. And the new agent is completely different. We went from a Ford Pinto to a late model High Proformance, latest technology, with all newest hardware race machine. This agent has all the new information about bond moneys, special financing. And seams to be on top of things. As much as one can in this new and still changing market.I spend a lot of time reading and watching what is going on with the housing market. And the new agent feels we had dropped our price down to far.We are below all others that have sold.We due have a couple of negatives that I can't change. But is a breath of freash air.We had all but given up.They are also letting us go month to month on the listing. And with spring here in a couple of weeks,we have new hope.I don't know what my point is.But be patience. One last thing. Why is it agent feel they have the right to set a appointment time and then show up 45min to 1 hour early. This happened Tuesday. They acted put off because we asked if they could give a little bit more time.I had a Doctor appointment that day and was getting ready for both things. Now thats frustrating.

In one breath you say "we are below all others that have sold"

then you say....

"We due have a couple of negatives that I can't change"

If you are not getting any offers (or showings) then you are overpriced even though your mindset is that you feel your "underpriced".

Listen to what the market is telling you.

So you're saying in your markets there's been zero sales in the past 6 months in every price range for Single family homes?

Cmon, I find that hard to believe.

Don't give up hope, and try to squeeze in reading this Real Estate Board because as spring approaches, more folks will be asking questions about buying and selling, and there will be lots of good info. Good luck.
