It will still be at least a couple of weeks before I go down to Sun City West to find a house to buy, but one came on the market today which looks promising...except it has a hot tub...something I have absolutely zero interest in. It's on the enclosed patio.

Can one sell a "used" hot tub?

A hot tub is not a fixture- it's personal property.

Don't include it in the contract and add a clause to the sales contract requiring that the seller remove it.

Those hot tubs usually have very little value and are a PITA to remove.

Agreed, make the removal part of the offer.

In an enclosed patio, you may have problem giving it away.


I purchased a row home from SS with hot tub. I tried to call a few company to give it away but none was interested when they found out it can't be removed easily. I ended up cutting it into 4 pieces with a saw to get it through 32" door. Put the pump up on CL for free.


Agreed that if your sales contract doesn't list the hot tub, have your agent remind them that the tub is to be removed.

It just doesn't interest me at all, and in this case it takes up space on the back patio that would be wasted. Plus the upkeep.
