Seller needs to use the magic words:

Designated broker.

If he doesn't get an answer the same day, the magic words become real estate commission.

My last buyer actually asked if a prospective tenant could view the house the week before closing. I said yes. No harm, they were legitimate buyers.

In my condo if unit is empty between the binder and closing they look for tenants and sign a lease sometimes.

I don't understand what you mean. One thing I have noticed, the so-called agent (JS), his name is not ONCE written on a contract. Another agent (RM), that I have never talked to - his name is on the contracts. And, RM works for the largest real estate company in the KC metro area.

Finally, the blank on the contract that states how much will be paid in commission is NOT CHECKED. Choices were $5k and then 8%, 7% or 6% -- NOTHING is checked so I guess I have to pay them nothing. Anyway, my attorney is going over everything I signed now. I hope to be out of this current mess by the end of the week and into the 'arms' of a legit company with an office, reputation and visibility!!! Dumb me.

OK. These seems to be apples to oranges. These guys are NOT legitimate buyers. So, can I sue the 'buyer' for advertizing my property before he has ever paid me a PENNY? Plus, the closing date has came and past 4 times now with still not a penny in my hand. There will not be a 5 time. I will sign no more Addedmns.

No. They will be solved by the end of this week now that my attorney is involved. I was not getting emails from the board as in the past. Therefore, no recent replies from me. Thanks.
