I'm thinking of having a Pre-built, or Modular home built in a rural area. This area already has other nice homes in it, but they are too expensive and too big. Other than the price of the land itself, and the Pre-built home itself, can anyone tell me a ROUGH, BALLPARK range of what some of the other stuff costs? (sewer, well, clearing a spot for the house, grading, power lines, etc) I just have no clue !!

I'm sure the region of the country you are in can determine the cost but in the northeast I paid 16,000 for the septic,2000 for the well, 20000 for site work with a complicated slab, and a 500 foot driveway.If your home can be put close enough to the last pole on the road they will hook up at no cost but i think i paid 3000/pole after the first pole.

I can tell you in Oregon that a standard septic would be 8-10k, sand filter septic 15K or so, and on up from there depending on soil type. Wells run 10-20k depending on depth, type of pump, water quality (ie pulling out sulpher, or arsenic, etc), reserve tanks, etc. $20,000 for site work sounds about right for out here as well.

What is 'site work'? I am assuming the grading/building of a level area, clearing trees, etc? Is that right? This would be in California mountain community, so no basement. I wonder why such a difference in the price of the well? CVAP you said $2,000 and Silverfall you said $10-20,000! That's a big difference.

What about land development, survey and engineering, permits, fees? What is the ballpark figure for these? Anything else I am forgetting?

Out here the permits would run about $10,000. I know a new stick built home the permits are $15,000 so it would be a little less since there would be fewer inspections required. A survey would run $600-$1200 depending on how far out the land is, and whether or not there were any markers for the surveyor.

Out here well diggers charge about $25 per foot to dig. Our wells are around 250-350 feet deep. That is just for the dig. Then there is the cost of the pump ($1500 and on up), the holding tank (around $3,000), and then any water treatment systems if needed.

Yes site work is grading, clearing trees, etc.

Just a suggestion and I'm not affiliated with any construction firm, when I built my house I did a search for construction lists and while I can't find the one I used here is a link that is kind of what I looked at to begin with.
make my own house. Sites like these will give you an idea of what your in for and will give you some idea if your willing to tackle it.
All I can say is if I can do it anyone can!
