Since you will be retaining a real estate attorney this would be a perfect question to ask him/her. I would much prefer getting professional advice from a professional that I am paying and trust than get advice from anonymous people on the internet.

question id be honest with them and tell em hey we love yr home but the price is a tick over our limit and see if theyll accept the offer of yr limit and let em deal with paying the 6% out of their end of things if that makes sense and see what they say
