How quickly do you think the NAR will revise its "housing market facts" where it boasts that 60% number, to now "under 50%"...?

Well, they finally took down the "there is virtually no risk of a national housing price bubble" FAQ after 3 or 4 years, so I'll give them until 2011 or so.

As many folks who recently bought homes or refi'd loans - it makes sense that the imaginary equity has slipped.

Real Estate is not liquid.

But look on the bright side - there are a ton of folks with some equity in their property

I think this is not helpful info unless we have that map! From other articles on this subject, if my memory serves me correctly, these areas would include such places as Stockton, CA . . .

I am gonna see if I can find a map. I think this is not a very valuable discussion unless the reader has a clear understanding about WHERE this is occurring. WSJ had some articles on falling equity . . . we need a map!!!!

EDITED: Came back to add that after a perfunctory search . . .it appears to me the equity dive is nationwide and simply comes down to people "dipping into the equity cookie jar" in the last few years . . . and so between homeowners extracting equity thru/ HELOCS and ELCs . . . and falling home prices . . . we are simply seeing a nationwide trend of homeowners w/ less equity in their homes . . . looks like a one-two punch to me . . . falling prices combined w/ HELOCs and ELCs.

So there is no map . . . this is nationwide phenomena.
