Congrats on the adoption, it's great to hear that you're moving forward and bringing someone new into your life.
I'm in the process of buying something similar to #1, so I'm all about character and charm. If you can get the loan/money part down, it sounds like a good choice.
I hate the idea of #2, and I hate HOA fees. 'Nuff said.
#3 makes me think of your daughter as Fern from "Charlotte's Web," and that environment could make for a fantastic play space for her and friends to explore. Obviously you want to do some DD on the house to see about their maintenance and upgrades, etc.
My gut tells me #1 is what you like the best and therefore would be most suited for you.
