Even with a contract, I wouldn't commit to answering questions that aren't detailed by the seller of the property as an agent.

Not getting sued *by* a loon, because there aren't any loons & I told someone in "writing" that loons are present. Agents can't make representations about cable TV cost, snowplow stuff, etc. the buyer needs to investigate that themselves. Too bad if it's "hard" - if it's material to you, investigate it yourself.
Very true. Realtors have to be extremely careful with the info that they supply. I've never heard of a bird determining someone buying a home! Things change as well. This year the town may have the budget to plow during a storm 5 times and next year they only have the budget to do it twice. Time Warner maybe available at house #4567 and not at #4565.....ask my parents and they don't live in the middle of no where. Same with power companies. They don't necessarily cover an entire street or neighborhood.
Don't worry. I'm pretty sure that all of the "nice" CD posters have driven her away for good.
