Clean the interior of the refrigerator and the stove. Tidy the cupboards and closets. Some people will take a peek even on their first visit. Don't leave the mouse traps out (joke).

We had our photos taken yesterday. Today I went through all of our house files and pulled the dates of the mechanical and structural updates, the manuals of the appliances, etc that will convey.
Doing the Owners Disclosure paperwork this weekend.

Please keep us posted on your progress!

Thanks for sharing these play by plays of the house selling experience. Fun to watch it progress, and helpful to those of us who will soon be following in your footsteps.

It was listed Thursday and we've had 3 showings.

I didnt realize that those would be so stressful! Well, getting ready for them! Now i think we have it down. What to take/put away, and what to clean/straighten up at the last minute. Each time it got easier.

It's a really exciting time. This is the first house i've sold (I think i said that before); i've lived here since 1995. So it's all new to me.

Now to make our plans for our July trip to Maine for more house-hunting - unless we need to go sooner! Fingers crossed!

Good luck to others who are selling!

That disclosure form wasn't too, too bad, just answered what we know about this old house (50+ years old). We are the third owners so I am sure there is a lot of stuff we don't know like there was probably lead based paint here. Do we know about it? No but the psychedelic wall paper could have been more harmful LOL. Previously owners were clearly LSD fans. I went to the township to get proof that all of the permits have been closed, thought they were but got confirmation.

I am on this roller coaster of moving angst and then worried that no one will want this house.
The house will go on the MLS tomorrow but no showings until next week.

We wanted to wait til after this long weekend (having lots of company) but our agent wanted to get it out there (don't know why????)
Good Luck to you!!!!!

Clean, declutter, and depersonalize. Paint baseboards, trim, and walls. Clean or replace carpets as needed. Do those, you should pretty much get top dollar and quick sale if you're priced reasonably.

House is about as decluttered as it can be w/o moving out LOL.

We did not want to list the house until after this weekend as we will have family (baby and dogs) here for the long weekend.

Our agent said she would put in the listing that showings could not happen until next week.
Just wondering if this some type of sales strategy, I have been observing "coming soon" signs in our neighbourhood.

Don't really care, but curious.

Holiday weekend with Monday off for people to cruise the MLS listings?

Or a realtor who gets things done quickly and efficiently instead of the slow, lazy ones that many complain about on this forum?
